LEAK DETECTION AND REPAIR, PEORIA AZ

Find the leak, spare the slab.

Slab leaks, hidden supply-line leaks, water stains and a water bill that keeps climbing, found and repaired.

The signs a leak leaves behind

Most leaks announce themselves long before water pools anywhere you can see it. A water bill that climbs with no change in how the house is used is the classic one. Low pressure at fixtures, a persistent musty smell, water stains or discoloration on a wall or ceiling, peeling paint, and warped or sagging flooring all say moisture is going somewhere it should not. So does the sound of running water in a quiet house when every fixture is off.

The desert adds one clue other climates do not have. Around Peoria and the rest of the West Valley the ground is almost always dry, so a green, lush or damp patch in the yard, or wet gravel beside the foundation, is a particularly reliable warning. Irrigation lines and pool plumbing leak too, but a patch like that is worth a phone call before it becomes a bigger bill.

Leaks also tend to start in the same places: at water heater connections, in supply lines under the slab, and where aging irrigation meets steady pressure. If you can see any of these signs, call (623) 937-4258. A real person answers, day or night, and can tell you what to do in the meantime.

Finding it before opening anything

Slab leaks are among the most requested jobs we handle, because so many homes across Greater Phoenix sit on concrete slab foundations with supply lines running underneath. The line cannot be seen, and guessing where to cut is how a small leak turns into a large patch. Locating the leak first is a process of elimination: working out which line is losing water, isolating that run, and narrowing down where along it the water is escaping.

We use professional-grade equipment for that work, and the goal is the same on every call: put the technician over the actual leak, not near it. That keeps floors, tile and landscaping intact wherever possible, and it keeps the repair quote honest, because the quote is based on a fault that has been located rather than suspected.

The same approach applies to the hidden leaks that are not under the slab: pipe joints inside walls, toilet and faucet leaks, water heater leaks, and sewer, pool and irrigation lines. Gas line leaks get the same careful tracing, and if you ever smell gas, leave the house first and call from outside.

Spot repair, reroute or repipe

Once the leak is located there are three honest answers. A spot repair fixes the one failed section, and when the pipe around it is sound it is the right call. A reroute runs a new line around the problem area, which can make sense when a section under the slab is hard to reach and the rest of the system is healthy. A repipe replaces the lines themselves, and it becomes the better choice when the same pipe keeps failing in new places.

You hear all three options before the work starts, along with what each one costs in money and disruption. Upfront pricing is part of how we work, and GreenSky financing is available for larger jobs, with prequalification that does not affect your credit.

While you wait for the plumber, find the main water shutoff and close it if water is actively escaping, move anything valuable out of the wet area, and keep the electrical side in mind around standing water. Then call (623) 937-4258, and we will walk you through the rest. Same-day scheduling is often available.
